The New Concierge Desk at the Aquarius Lobby

… and there was light and it was good …
One of the few missing items that will allow the use of the Aquarius Valet Deck and its Lobby were the lights. The City of Hollywood demanded to install lights with less lumens than the previous plan had specified. A Temporary Certificate of Occupancy (TCO) was granted with the installation of temporary lights up to the installation of the permanent lights that are in back-order.
After this TCO the General Contractor CSI will be able to ask the City of Hollywood to close the permit and allow the normal use of the Valet Deck. There are still a few items in the permit of the Lobby. It is expected that those will have a quick resolution. Closing the permits of the Valet Deck and the Lobby life in Aquarius will be back to a greater degree of normalcy the everyone aspires and deserves.

In December of 2011 this unit Penthouse S 4 was sold by $ 460,000.00. In September of 2015 the same unit was sold by $ 789,000.00 according to the Broward Conty Property Appraiser. The transactions history of this unit are posted in the Property Appraiser site. Click HERE to see the history.
Presently (March of 2016) there are about 20 apartments for sale at Aquarius. On the top bar of this site there is a tab For Sale where offered units are presented. This For Sale post presents several Real Estate websites that are continuously updated. These sites were carefully chosen because they are usually accurate, do not require email, telephone or any identification data from the reader. Several of the offered units have higher price tags than the unit mentioned above.
Considering the several services and amenities that will be offered the value of the properties tends to increase. It is important to consider that the sale of this unit happened when the reconstruction of the Valet Deck and Lobby where in their early stages. Now that a few details remain to be ironed out it is possible to see what will be suit reality.
It is expected that the main entrance using the Valet Deck and the Lobby will be open very soon. In addition several amenities are already ready or soon to be available. These are:

What is going on at Aquarius – Report March 24, 2016

This is a progress report regarding the valet deck and the lobby. As you can see, the lobby is almost completely finished. The bathrooms need to still pass the plumbing inspection which should be any day now. The contractor installed the floor to ceiling mirrors and we had him replace them because they were originally of sub-standard quality. We have to stain the back side of the desk to match the front. The previous Board thought it to be penny wise not to stain the back of the desk. it looks horrible the way it is so now we have to stain the back of the desk to match the front.
Carpet is being laid down in the green room. Baseboards need to be installed in the board room, bar and kitchen.
Our security cameras are up and running with 24 cameras so far. Today we viewed the monitor which will be placed at the front desk. While we have a large portion of the property under surveillance, there are gaps that must be filled in to provide adequate security to our community. More to come on this later.
Judith Ort is doing a wonderful job with respect finishing the lobby and the furniture that will be placed there.
As to parking on the Valet Deck, unfortunately, our contractor ordered lights that were too bright for the City of Hollywood regarding the nesting of sea turtles on our beach. Consequently, the contractor is putting up temporary lighting so that we can get a temporary certificate of occupancy (TCO) so that we could start parking there hopefully some time next week. Shortly thereafter, the new lights should be in from the distributor and we can finish the valet deck parking lighting and close out the permit.
Our hope is to have all of this done before the end of March.

Aquarius Board of Directors Meeting of
With Bhagwan (Buck) Gupta, Cecilio Berndsen, Linda Satz, and Sofia Ferenburg present the meeting was called to order at 7:03 PM. Victor Rocha joined at 7:23 PM.
Date for the prior meeting minutes was incorrect Linda Satz approved to have the date changed to state February 18, 2016.
President’s Report with 14 items presented:
1) Office Phone system
2) Scheduling of Contractors – regarding extending their time from 4pm to 5pm;
3) Lobby area bathroom progress
4) Chandlers in the lobby – Finished waiting on light bulbs
5) Ceiling in the Greenroom has been repaired
6) A/C Billiard room improvements proposal was approved
7) The Board chose (3) 40 yrs. inspection companies to speak to unit owners to decide which company will be used- Cecilio Berndsen abstain from voting
8) Engineering Proposal – renovate Gym roof was reviewed and ratified;
9) Painting the walls of 2nd Floor corridors were under considered
10) Traffic safety Pillars mirrors to be installed
11) Electric Contractors valet deck – The lights proposed for valet deck were giving off too much light and City is requesting for them to be replaced before permit is closed
12) Old water pipe- Heater East Pool – Contractors working to repair;
13) Elevator Service Company (2 way communication fixed)
14) Cameras Phase I has been completed Phase II we will be getting a price for this shortly
Motion: To have three 40 yr. inspection companies to present on April 5, 2016. Bhagwan Gupta wants the three 40 yr. inspection companies as follows (M2E, Hillman and Structure & Design) to present at the Budget Meeting being held on April 5, 2016. Victor Rocha seconded the motion. Vote was 4-1, Cecilio Berndsen abstained.
Parking Questions: FOBs, Valet tickets, Stickers
Restaurant Lease Issues:
– Shlomo, present concession holder is trying to get out of his contract. Trying to get money from the potential new renter. Board has to agree on the contract terms subletting his lease. He is allowed to sell his property but he should not sell Aquarius Condo property.
Motion: To allow Shlomo to break the lease. Cecilio agrees that Shlomo may break the lease without any onus for him the renter or the Aquarius Cond. Association. Linda Satz seconded the motion. Motion carried with 5 votes.
Operation Project Update:
Pineda Lawn Services- Planters, irragation system
Housekeeping ASI – Discuss with them to go over what they will be responsible for once it’s all done.
Vice President- Cecilio Berndsen pointed out many areas of the property do not have a regular cleaning. For example the amount of trash in the Storage rooms remains there for months. Sand, debris and trash are kept in the al decks and garage. He has made a request of regular schedule for cleaning these areas as well as cultivation of all plants in all common areas. Atlantic Pacific the management company promise offer such schedule.
Linda s.: Changing the battery for alarm black box in air conditioner room. This seems to be an issue of individual owners not the Aquarius Condo. Association. There was a suggestion to change the batteries when air filters of air conditioning are changed. Another suggestion: making a video to show how to change the battery and yet to hire another maintenance individual. There was no vote on this issue.
Update: Pool Heater Company will be here on 3/18/2016.
Aquarius 7 elevators that are up for 5 year inspection. Aug 2015 – Elevator inspection certification expired. Motion: To have a company come in and inspect the elevator. Victor proposed a 3 year contract with a private company to perform the inspection so a discount is obtained. Linda Satz seconded the motion. Motion carried.
In the Valet ACG, Engineering firm, says handicap railing is not necessary.
West Pool Deck: RV (plants vendor) – New replacement plants have been placed in.
Lobby Renovation on 7th intercom wire telephone- were not operational

– Lobby Permit should be closed in a few days (next week)
– Valet Deck – Lighting needs to be completed. – Contractors are going to ask the City of Hollywood if temp lighting could be used for final inspection.
Have maintenance look at all doors for repairs to locking mechanism
Projected date for the A/C – 12 weeks time to receive equipment before it can be scheduled. Proposal to hire crane is expected from HVAC installer VMech.
Gym bathroom and Gym roof S&D Engineering to be hired to specifiy scope of work, conduct bid and supervise work.
On March 24, 2106 Forensic Auditor will present at the Town Hall
Meeting his finding of the work done on financial reports over 2009 to 2012.

A cycle of 6 presentations with Engineering firms was completed. Next step is to create a short list of 2 or 3 firms to select the winner. This firm will help Aquarius fulfill its legal and safety obligation to have its structure and its electrical systems considered safe and sound. After this exercise the Law commands re certification exercises every 10 years.
Are we late? A bit but the work done at the Valet Deck and the West Pool Deck is a great advance toward the 40 year re certification responsibility.
