Aquarius Maintenance: Why is it the lowest of our neighbors? August 2016.
Call it HOA quotas, or maintenance contribution, or regular assessment cal it by any name but it seems that Aquarius Condominium Association has the lowest maintenance fees of our ocean front neighborhood.
How can this be explained? It is possible that with a budget without any slack regular preventive maintenance is postponed sine die. This means that small problem may turn in big problems and the consequences very expensive to correct.
In 2015 we had two surveys on the maintenance quotas charged in the buildings next to Aquarius. It was August and April of 2015. In both probes Aquarius asks for the lowest maintenance of any of the neighbors.
Again in 2016 Aquarius requires the smallest payment as computed by the ratio dollar chaged by square foot. This ratio is traditionally used to determine the maintenance quotas in most buildings. This ratio is also used at Aquarius. Larger units pay more.
Is this good? It would be better to maintain the building in top shape avoiding problems. What do you think?

Bird’s-Eye View of our Neighbors Swimming Pool Decks
The law mandate 40 Year Re-Certification exercise Aquarius needs to comply will require an extensive rebuild of compromised areas in the East Pool Deck. This offers an excellent opportunity to redefine this community common space.
The East Pool Deck is the most used common area of Aquarius. It is a place for relaxation, socialization and plain enjoyment of our ocean front property. Linda Satz with the help of Bill Coleman organized a couple of expeditions to neighboring properties to collect ideas for our required refurbishing of the East Pool Deck. Groups of Aquarius Community Members visited Residences, Trump and The Wave. It was possible in these visits to appreciate the distinct styles of their swimming pool decks.
In this post we present a bird’s-eye view of several nearby ocean front condominiums. What is the one that you like best?

Aquarius 40 Year Re-Certification – Pre-Construction Phase Working Schedule

Pre-Construction Evaluation and subsequent sub-phases to be completed from June 29, 2016 to April 18, 2016.
This is work is subject of the Construction Committee discussions every Thursday. All are invited to participate and follow pari passu the progress of the 40 Year Re-Certification exercise. After completion of this “Pre-Construction Phase” there will be a “Construction Phase.” This second phase could last from 12 to 18 months into 2018.
Broward County has prepared detailed guidelines for the 40 Year Re-Certification program. This safety exercise has the main objective to assure the structural integrity and safety of large buildings. Don’t be left out! Register your fob and your car in the new system!
Monday August 1st., 2016 Last Day to renew your registration. Staff ready to help Saturday and Sunday.
What do you need to complete the registration process?
- Your smile – a photo is taken during registration
- Fill out the forms. (It is a drag but it is needed Save time download and print the forms and bring them already filled out to the Concierge Desk). Don’t have a printer? no problem Management Office and Front Desk have a copy of the forms for you. Download FORMS HERE 2016 06 28 FOB Parking Application
- Your fob is going to be entered in the new system. One fob per person only.
- Car registration. A copy will be made and filed. Your car will get a couple of stickers (one RFID and one id sticker). You will have vehicular access to the 3 gates (Main Garage Gate, North Service Gate (car wash) and West Parking (across A1A).
What happens after August 1st? Registration will continue but unregistered cars and fobs will not have access until registration process is completed. It is better to do it sooner than later.
Why are we doing this? Several reasons
- We have a new integrated system called Vertilinc. Residents, cars, packages, account (maintenance payments, etc) and access control and more are all combined in this system.
- Access Control: Our older systems does not allow for granular control the new Galaxy Access Control allows. Galaxy is a reputable firm with a good market share. The old system has no current support. Galaxy and Vertilinc work fully integrated.
- Access Control 2: Cars now have unique RFID (radio frequency identification) this increases our security. Guests and other temporary users will require the services of our Valet.
- Accounting: Our Aquarius property management firm Atlantic Pacific uses an accounting system called TOPS. The integration with Vertilinc is seamless.
- Unique database. When a new phone is used, a new winter address is used, out-of-town notice, new tenant — all changes are immediately reflected in a single database. No more disparate paper lists being used. Management, Security, Valet all have a single database to use.
- New website. aquariuscondo.net is showing its age. When the supporting firm was approached about the functionality required by a modern system they replied they have plans to offer some of the features in 2017. Vertilinc is being used in many locations. Vertilinc offers the features now and A|P (the management firm) uses this system in several properties with high level of satisfaction.
- Cost: No additional cost as compared with atHome our present provider. (Galaxy and other modules not included in this estimate).
So this new system will probably offer: simplification of administrative processes of the building, easier security management, new practical features. Are there inconveniences? Of course, but the advantages certainly have greater weight than the minor burdens.

40 Year Re-certification Exercise of Aquarius – New Photos of the Survey July 23, 2016
Hillman Construction continues surveying the concrete soundness Southeast side of Aquarius garage. Here is another gallery of photos of very serious problems in the concrete. This work serves as base to scope of work needed to certify that our building is structural and electrical safe as required by the Law after 40 years. This is a very small sample of what was found. Previously we published some pictures collected by the Board of Directors President “Buck” Gupta. Here some additional small sample of compromised areas in Northeast side of Aquarius. These are some of the points that require structural remediation. Next week (August 1st., 2016) starts the inspection of the balconies. Fifty percent of balconies are going to be tested on their concrete soundness and safety. The previous posted pictures can be seen HERE

Aquarius Library has Magazines too!
Aquarius Library has more than books. It has Magazines too.
We try to keep magazines not more than two months old. Of course magazines such as National Geographic and Yoga, for example, that have permanent interest, are kept longer.
The Library is in the South Tower. The Wi-Fi at the Library is very fast and it is a good place to rest and relax.
So, it is not only books. There are many new magazines for you in the Aquarius Library. Please keep the donation of books and magazines arriving.
Our Aquarius Library works as a book exchange. Get one and bring one. It is an honor system where everyone gets an interesting reading material and can share those books no more needed. Participate! Being nice you just get what you can read, you return it as soon as possible and you donate your own books you no longer need.
There is a small shelf of Russian and French books. There is also a section for kids in the lower shelves.
