Hillman Construction, today, started surveying the concrete soundness Southeast side of Aquarius garage ceiling and other structural components. This work will be the input to the scope of work to certify our building is structural and electrical safe as required by the Law after 40 years.  Bellow a very small sample of what was found compromised in the Northeast area. These are some of the points that require structural remediation. Some other aspects, as under the East Side Pool, are going to be shown soon.

Stephen Arginteanu prepared a note where he registers his work experience. He is the new member of the Board of Directors of Aquarius. Stephen was appointed in June of 2016 replacing Sofia Feremburg.

I worked for the United States General Services Administration for thirty-nine years.
> I started out as a procurement agent trainee in the Federal Supply Service in a Central Office Division located in New York. Procurements covered the national supply needs of civilian agencies and the military for paper supplies and office products. Four years later I was a Unit Chief. Several years after that, I was an Assistant Branch Chief. Several years later I was asked to transfer to the Public Buildings Service and I accepted. A year later, I was the Branch Chief of Building Services which covered procurements for Federal buildings and leases in New York, most of New Jersey and Puerto Rico and the Virgin Islands.   About 10 years later, I was promoted to the position of Service Center Director of several very large and some medium size Federal buildings in New York City and a Courthouse in White Plains.  I was responsible for supervising Contract Specialists, Engineers, and Building Managers.  Sadly, one of my Buildings was 6 World Trade Center. I was responsible for all service contracts and also any construction and repairs under 2.5 million dollars with some exceptions above that.

As posted June 25, 2016 the project for renewal of the Bath Rooms of the Gym is under way. All specifications and details can be examined HERE.

As decided by the Board of Directors all initiatives are to be informed to the members of the Association in advance. Suggestions for vendors to participate in the competition are welcome. The Management invites at least three vendors to submit proposals, but the competition is open. Credible proposals from well established vendors with good references are welcome. If you have somebody to recommend direct this firm to enter into contact with Aquarius Property Management.

The end is near… air conditioning news

The end of the Aquarius Central Air Conditioning Renovation, that is. 

 

Just in time at the arrival of the Summer time the works at the Air Conditioning for the building hallways is almost complete.

This a project that costs in excess of $ 400.000 (four hundred thousand) that will give us comfort and savings. In the year of 2014 the repairs on the ancient machines was near $ 100.000 (one hundred thousand). In 2015 the repairs cost less  but the reliability of the compressors and ancillary equipment was very low.  The new equipment is based on dual compressors that provide savings of energy and high reliability. In the case one sub-systems fails there is another one to continue working. The funds for this project come from the 2015 Special Assessment.

When North and South towers residents will have their hallways properly, regularly, reliably and economically refrigerated?  Soon, very soon.

South Tower will have the Air Conditioning Central System a few days before the North Tower. Both installations are being done simultaneously, but the work in the South Tower is a bit more advanced.

Property Management will keep residents informed.

ACG Engineering Report of 2014: Balconies, Beams, Columns of Aquarius

In September 30 2014 the Board of Directors received a report from ACG Engineering regarding the need to address issues on the Aquarius balconies, beams, columns and walls of both towers North and South.

This very basic report addressed aspects of concrete restoration exclusively. All other items such balconies railings and tiles were not included. Paint and the electrical aspects also were not included. The repair of the East Deck and the East pool were not in this estimate

At the end of the initial 7 pages report the preliminary estimated cost was of $ 2,151,004.00 (Building 1 (North)$ 978.937.00 plus Building 2 (South)  $ 1,172,067.00). It is important to mention that the rate of deterioration increases overtime. As it was noted before this evaluation was done 2 years ago.

Besides the this document that is attached to this post ACG produced a 2 volume binder with the assessment of the buildings balconies. This work is going to be used by the firm Hillman Engineering that is executing a complete investigation to address all items required by the 40 Year Re-certification exercise.

Last week-end during strong rain and winds large pieces of mortar fell from the 7th floor of Aquarius North Tower. Fortunately no one was injured. A parked car had its windshield smashed. Had this large piece of mortar hit a person a serious injury or even worse could happen.

After 40 years of the construction of Aquarius it is imperative that complete inspection and repairs be made. Considering what happened it is important to address the structure of the building in a timely and effective maner.
