Not far from the Cascade Room, entering from the hallway that leads to the South Tower we have our new Aquarius Library.

It is not a real Library but a Book Exchange. Residents bring the books they have read and take another that interest them.

Since the 2014 water damage that destroyed the books from the old library just behind the Security Desk Aquarius residents did not have a place to exchange books, to find a good read and perhaps find a friend to exchange ideas.20160422_155450

The Book Exchange works in an honor system. There is no one to watch how many books you take. There is no one to watch how many books you bring in.

Since the opening of the Book Exchange a few weeks ago many residents have brought in interesting books. There is fiction, romance, literature, travel and geography books. There are also political science and economics as well as self-help books. Religion, psychology, and others can be found. There is also a small section of books and activities for kids.

Please come to the Aquarius Book Exchange. Bring all books you can share and take those you want. If you have books to donate you may just bring them down or call the Management Office to send someone up to pick up your donation. Very recent magazines and periodicals are also very much welcome.

Little by little we are rebuilding our Aquarius Condo. Participate.

With Bhagwan (Buck) Gupta, Linda Satz, and Sofia Ferenburg present the meeting was called to order at 6:33 p.m. Cecílio Berndsen came to the meeting but was seated in the audience at 6:22 p.m. Victor Rocha did not attend this meeting.

Linda Satz made a motion to approve the minutes. Sofia Ferenburg seconded the motion. It was passed unanimously.

President mentioned 15 items as part of his report:

1) Valet parking and lobby opened April 4th 2016;

2) Gym roof placement. This project is out for Bid. We should have cost next week as well as the mechanical equipment replacement;

3) Plans and specifications being developed for renovation to men and women’s bathrooms;

4) Repairs to North Gate have been authorized. The operation will be controlled by the security desk; in the lobby;

5) Pool service company has been changed and a contract needs to be ratified;

6) A landscaping company has been contracted to take care of all the plants on East and West decks as well as valet area;

7) All doors to utilize Galaxy system has been authorized for North Tower;

8) Board needs to vote for a similar installation for South Tower;

9) A proposal to secure Vertlinc software was approved on April 5th. Personnel involved in implementation are coordinating their efforts at this time;

10) An engagement letter to retain current Auditors for 2015 fiscal year needs to be authorized and signed by the Board. The Board plans to engage new auditors for 2016;

11) Proposal to raise charges for valet fee. Currently it is 2/4. The Board approved new fees 5/10 effective June 1, 2016;

12) Board is negotiating with firms being considered for 40 year certification; 1  Hillman, 2 M2E, 3 S& D Engineering;

13) 10 security cameras original count are being installed at this time. Additional 23+ cameras are awaiting a cost proposal for installation to be presented to Board.

14) Sound system for lobby and adjoining rooms is being implemented;

15) Lights at the entrance and exiting the ramps are being installed.

The President of the Board decided- Parking space list that has been generated. It will be considered official on April 28, 2016;

Motion: Secretary of the Board approved the parking fee to $5.00 for daytime and $10.00 for overnight. Sofia seconded this motion. Two chits for $2.00. One sticker in the day is needed and 2 stickers are needed for the night. This change of increase Will start June 1, 2016.

Regional Manager’s Report

  • Financials were reported
  • Reported that operations documents from the entire project is in the office.
  • Handicap signs/Valet signs are going to come down;
  • Leak at the fountain will be addressed/ grates will be addressed at West pool desk to be addressed;
  • Awning over the handicap ramps (Possible);
  • CSI Company does not want to move flag pole. CSI says they will need a Permit to remove the pole and replace with the correct size of the pole.
  • Discussion was had about the pool attendant service and management was requested to look into new pool & beach services.

wife of Salvatore Marmolino (1505 North) passed away earlier this evening during heart surgery. Our hearts go out to Sal and their family.

Teresa was an active member of the Aquarius Community and will be missed by all that had the privilege to know her.

Ladies and Gentlemen:

As promised, we have reached another milestone. After waiting for a long time, you can finally drive up to your Lobby and enjoy walking into a place which is enticing to you and your guests.

I know that we still have a lot of fine tuning pending, e.g. Furnishing of the Lobby, getting the fountain operational, the installation of the permanent lighting in the valet deck and the garage, the installation of the sound systems, and many other projects on the horizon.

As one of your directors, I will continue to strive for our community’s interests by maximizing the return on our investments. At times, the tasks feel insurmountable, but as most of you know, the construction simply has to be planned and executed in an orderly fashion.

I will continue to provide you with a progress report as we embark on other projects in the pipeline. I am inviting you to attend as many Board meetings as your schedule permits, and participate through forums whenever they are held in order to keep yourself abreast of latest developments. Thank you for your patience and understanding.

One of the few missing items that will allow the use of the Aquarius Valet Deck and its Lobby were the lights. The City of Hollywood demanded to install lights with less lumens than the previous plan had specified. A Temporary Certificate of Occupancy (TCO) was granted with the installation of temporary lights up to the installation of the permanent lights that are in back-order.

After this TCO the General Contractor CSI will be able to ask the City of Hollywood to close the permit and allow the normal use of the Valet Deck. There are still a few items in the permit of the Lobby. It is expected that those will have a quick resolution. Closing the permits of the Valet Deck and the Lobby life in Aquarius will be back to a greater degree of normalcy the everyone aspires and deserves.

In December of 2011 this unit Penthouse S 4 was sold by $ 460,000.00. In September of 2015 the same unit was sold by $ 789,000.00 according to the Broward Conty Property Appraiser. The transactions history of this unit are posted in the Property Appraiser site. Click HERE to see the history.

Presently (March of 2016) there are about 20 apartments for sale at Aquarius. On the top bar of this site there is a tab For Sale where offered units are presented. This For Sale post presents several Real Estate websites that are continuously updated. These sites were carefully chosen because they are usually accurate, do not require email, telephone or any identification data  from the reader. Several of the offered units have higher price tags than the unit mentioned above.

Considering the several services and amenities that will be offered the value of the properties tends to increase. It is important to consider that the sale of this unit happened when the reconstruction of the Valet Deck and Lobby where in their early stages. Now that a few details remain to be ironed out it is possible to see what will be suit reality.

This is a progress report regarding the valet deck and the lobby. As you can see, the lobby is almost completely finished. The bathrooms need to still pass the plumbing inspection which should be any day now. The contractor installed the floor to ceiling mirrors and we had him replace them because they were originally of sub-standard quality. We have to stain the back side of the desk to match the front. The previous Board thought it to be penny wise not to stain the back of the desk. it looks horrible the way it is so now we have to stain the back of the desk to match the front.

Carpet is being laid down in the green room. Baseboards need to be installed in the board room, bar and kitchen.

Our security cameras are up and running with 24 cameras so far.  Today we viewed the monitor which will be placed at the front desk. While we have a large portion of the property under surveillance, there are gaps that must be filled in to provide adequate security to our community. More to come on this later.

Judith Ort is doing a wonderful job with respect finishing the lobby and the furniture that will be placed there.

As to parking on the Valet Deck, unfortunately, our contractor ordered lights that were too bright for the City of Hollywood regarding the nesting of sea turtles on our beach. Consequently, the contractor is putting up temporary lighting so that we can get a temporary certificate of occupancy  (TCO) so that we could start parking there hopefully some time next week. Shortly thereafter, the new lights should be in from the distributor and we can finish the valet deck parking lighting and close out the permit.

Our hope is to have all of this done before the end of March.
