Rosario (Roy) Di Maria Left Us

We are very sorry to let you know that our good friend and wonderful neighbor Rosario (Roy) Di Maria is not anymore among us since last night, December 23, 2017.

Roy, a Veteran of the United States Air Force, was an active participant in the travails of Aquarius. He served for several years as Chair of the Construction Committee where his enthusiasm, energy, consensus seeking was a contagious positive force in our Community.

He leaves his lovely and equally active wife Nancy Arman.

For the third year I would like to ask for your vote. I am running for the Board of Directors again.

Why should you vote for me?

We are in the middle of very important projects: 40 Year Re-Certification, Elevators renewal, hallways. Let’s try to increase the pace of work with people that are familiar with the projects details.

I will work tirelessly for the use of proper competitive procurement procedures where the best contractors with the best price are hired.

I am a full time Aquarius resident that devotes time, effort and the best of my knowledge to help the Community occupy the place it deserves: well managed, well maintained, safe, harmonious and well informed.

The IRMA Hurricane was not kind to Aquarius. We had Water Cooling Towers destruction; hallways contaminated and water intrusion among other losses. We are working diligently to make sure the Insurance companies make good their promises.

Participation is key and I value the Aquarius Committees work that contribute to the Condominium and help the Board and Management to achieve the desired goals.

My promise is to work even harder and get these large projects completed.

Without your vote and support this work will suffer. Let’s do it. Together we can rebuild Aquarius.

Having served as Chief Facilities Officer in Miami-Dade County Public Schools, I oversaw maintenance of 300 plus school sites as well as supervised the construction program ranging from $200,000 for renovations, to building brand new High Schools, Middle Schools, and Elementary Schools costing millions of dollars, under a Bond Issue passed by voters for 1.3 billion dollars in 1988.

Since retiring in 2007, I had been active in the community by serving on the Board as Director at Kendall Gate Condo Association.  This is a community consisting of 214 units, having three (3) distinct buildings in a gated community.  During that time, we (the Board) managed  to increase the regular monthly maintenance charges as well as levy a special assessment for capital projects to meet the 40-year re-certification, including waterproofing, exterior painting, paving, electrical lighting, and major structural balcony repairs.

In November 2015, my wife and I decided to downsize our home and elected to purchase a unit at Aquarius with the belief that this property had a lot of potential based on its prime location. In January 2016, the unit owners elected me to serve on the Board to oversee the major capital improvements to our property. Since that time, the Board approved a major special assessment to make long overdue structural repairs including but not limited to building a new beach access pool, installing new glass balcony railings, and upgrading electrical systems to meet the 40-year re-certification requirements.

During the last two years of my tenure serving as President of the Board, I have experienced many ups and downs based upon the many challenges in repairing existing facility in order to provide a safe and pleasant environment for all the unit owners in our community. I fully realize that the work we started, while a member of your current board, is nowhere near being 50% completed at this time; however, I do want to thank all unit owners for placing their confidence in my abilities to initiate many challenges with their untiring support.

If re-elected, I will continue to serve and represent all unit owners to the best of my abilities.

PERSONAL

U.S. Citizen immigrated from Budapest, Hungary in 1956. Went to American University in Washington, D.C., where I met my husband of 49 years, Victor M. Ort. I have two children and five grandchildren. We have owned our home and resided on Centre Island, Oyster Bay, New York since 1970. In addition, we have owned a home on Prince Edward Island, Canada for the past 35 years. Prior to moving to Aquarius we owned in the Hallandale Beach/Hollywood Beach area since 1972.

COMMUNITY AND CIVIC SERVICE

I have been active in the Centre Island Association for many years and currently serve and have been a member of the Architectural Review Board of the Village of Centre Island for the past 7 years. As a Board member I am charged with reading blue prints, site plans and approving and improving upon plans for additions and new construction in the Village, and working with the Town of Oyster Bay, County of Nassau, the Department of Environmental Control, Army Corps of Engineers and the State of New York. Appointed to Aquarius Board of Directors in 2016.

I have been actively involved with the Boys and Girls Club of America for over fifteen years including serving as a director and secretary of the Board of Directors for the Oyster Bay/East Norwich Chapter. In addition, I am involved with and support many worthwhile charities. Elected Director of the Aquarius Condominium Association 2017.

PROFESSIONAL

Upon graduation I became pamphlet editor for the Anti-Defamation League of the B’nai B’rith both in New York City and in Boston, Mass.

In 1972 I began Stonimpex, Inc. a construction and import exporter of stone, marble and tile. It became one of the first certified women owned business enterprises in the State of New York (MWBE). In 1984 I began Stonimpex Gallery as a wholly owned subsidiary. I closed both businesses in 2003 when I retired.

From 1981 to 1995 I worked in the United States Bankruptcy Court for the Eastern District of New York in Westbury, Long Island.

GOALS

To continue to make and keep our Aquarius Condominium the absolute best it can possibly be. I want to augment the value of each and every Aquarius unit in the most economically viable way. I will utilize my many years of experience in negotiating contracts and in running a successful business to best accomplish this goal.

I have been a resident of South Florida since 1965 and I have seen it grow from a small town to a huge metropolis in one of the most beautiful, desirable areas in the world. I have practiced law here since 1983.

            I am running for the Board of Directors again because I want to restore order in the governing process of the Board of Directors and develop a great and open relationship between the Board and the residents of the Aquarius Condominium Association. Moreover, I want to make Aquarius the Luxury Ocean Front Property it was always supposed to be.

            I currently serve as a Director of the Board of Directors of Hollywood Station Condominium Association located at 140 South Dixie Highway in Hollywood, Florida. The Board governs 317 Apartment Units and Lofts. I believe that I have the experience necessary to serve on the Board of Directors, having run my own business for 35 years and having been involved in important decision-making activities on behalf of the Hollywood Station Condominium Association. Moreover, I have gained a great deal of valuable experience and knowledge while working as your Treasurer here at Aquarius during the last two years. Thank you for your prior support and I trust that I have lived up to your expectations. I am very proud of the work this Board has done with respect to the 40-year re-certification and I’m running again in order to complete my mission so that we, together, can make Aquarius a Prime Luxury Property again.

My name is Sharon Smith and I have lived in this building for 27 plus years along with my Husband Harry, until recently.

With this information alone, I think I am well acquainted with people as well as what is happening in this building. 

I have been in accounting as well as owning and managing properties both out-of-town and right here in Coral Springs for more than 40 years and was on the Board of Directors of the Aquarius for 5 years several years back. 

Recently, at the Aquarius, I have been a member of the Beautification and Construction Committees as well as chairperson of our Social Committee, not on all at the same time. 

I now find I can no longer sit by and watch some of the things that are going on here.  I am specifically referring to our many payroll practices and accounting practices.  If things are done properly, we would NOT be paying like salaries to trainees as you would pay knowledgeable help.  You would NOT be paying 5 people for what 3 competent people can do, you would NOT need 4 workers to do what competent workers could do either. You would not see “general” and  miscellaneous income or expenses on the budget as, a “wise” person once told me, this only leads to unnecessary questions. 

I also feel it is extremely necessary to have Board members present, most of the time, not out-of-town.  I am well aware of all the tools to communicate with out-of-town persons, but “something” is missed when you are not actually here. By mentioning above, knowing people, I do not mean here as many of you are new, I meant people in general.

I DO NOT HAVE ANY PERSONAL AGENDA, as some people do, only to help THE Aquarius. Too many people are exceptions to rules, which only makes for many unhappy residents.
